ENERGY STAR for commercial buildings is a partnership between the EPA and Department of Energy that helps businesses save by adopting practices that lead to superior energy efficiency. ENERGY STAR’s online measuring and tracking tool, Portfolio Manager, lets building owners benchmark and manage the energy, water, and waste consumption of any property. The online tool can be used to establish the baseline performance of a single building or an entire portfolio of buildings.

Portfolio Manager’s benchmarking and scoring delivers the information and tools that organizations need to put energy-efficient solutions and best practices into place, while an ENERGY STAR certification demonstrates an organization’s leadership and commitment to reducing energy and greenhouse gas emissions. Both new and existing buildings can be tracked and evaluated by Portfolio Manager and are able to apply for ENERGY STAR certifications once their efficiency level is high enough to achieve the required score of 75.

Prioritize and optimize health & wellness in the design and operations of your buildings

Fitwel certification evaluates both new and existing buildings for design and operations that improve occupant wellness and health. The Fitwel rating system and scorecard identifies more than 55 evidence-based building and business strategies that achieve optimal health and wellness outcomes for your employees and community. These strategies fall into seven Health Impact Categories:

  1. Impacts Surrounding Community Health
  2. Reduces Morbidity and Absenteeism
  3. Supports Social Equity for Vulnerable Populations
  4. Instills Feelings of Well-Being

The Fitwel certification process takes 16 weeks and includes an initial review with comments from Fitwel, a final review, and a numerical score or Star Rating for the project. Your company can shorten the review process to 12 weeks by either appointing a Fitwel Ambassador to lead the project or becoming a Fitwel Champion by committing to at least six projects within a 12-month period. Fitwel certifications remain valid for three years.

WELL Building Standards

Prove that you maintain comfortable, productive, and human-centric work and living spaces

WELL sets performance standards for the design and operation of buildings that improve human health, behavioral, and well-being outcomes. The current WELL standards, WELL v2, incorporate insights from thousands of WELL users, practitioners, medical professionals, public health experts and building scientists. WELL v2 measures performance of 108 building features spanning 10 human health and well-being concepts of Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind, Community, and Innovation.

WELL v2 projects can score a maximum of 110 points and achieve one of four levels of certification of Bronze (40+ points), Silver (50+ points), Gold (60+ points), or Platinum (80+ points). The third-party, Green Business Certification Inc. reviews all WELL certification projects. The certification process emphasizes building performance and requires each project to hire an authorized WELL Performance Testing Agent to verify performance of various features such as air and water quality and sound and light levels. WELL Certification lasts for three years, but requires projects to annually report occupancy surveys, proof of maintenance, and on-going monitoring of environmental parameters to maintain certification.

Certify any building with the world’s largest green buildings certification program

The Leadership in Energy and Environmental Design (LEED) leads the world in green building certifications. LEED offers certification for virtually all building types through its five different rating systems of Building Design and Construction, Interior Design and Construction, Building Operations and Maintenance, Neighborhood Development, and Homes.

LEED projects can earn up to 110 points or credits in most of the rating systems. Each point represents a building design, operations, or policy measure in the credit categories of Location and Transportation, Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, Innovation, and Regional Priority. LEED has four certification levels of Certified (40+ points), Silver (50+ points), Gold (60+ points), and Platinum (80+ points).

LEED certification for four of the rating systems lasts the lifetime of the building, interior, or neighborhood development. Only the Building Operations and Maintenance rating system requires recertification at least every five years to ensure the LEED-certified building operates as designed during initial certification.

ASHRAE Energy Audits

Optimize building energy efficiency projects and improvements

The American Society of Heating, Refrigerating, and Air-conditioning Engineers (ASHRAE) Energy Audits optimize energy efficiency improvements by measuring baseline building energy consumption and identifying cost-effective energy saving strategies. ASHRAE shares protocols for three types of audits of Level 1, 2, and 3 in their “Procedures for Commercial Building Energy Audits”. A Level 1 “Walk-Through Survey” audit provides a high-level view of building energy usage and usually details no- or low-cost energy efficiency changes. A Level 2 “Energy Survey and Analysis” audit collects similar energy data to a Level 1 audit but breaks down the data into end-use to highlight the best energy efficiency opportunities. Finally, the Level 3 “Detailed Analysis of Capital-Intensive Modifications” audit evaluates the costs and energy savings of potential large-scale building improvements such as a new HVAC system. Level 3 audits further evaluate the large-scale building improvements identified by Level 2 audits.

Goby’s team of professional engineers can support Level 1 and Level 2 ASHRAE Energy Audits. Our team will perform an analysis of a minimum of two-years prior utility consumption and associated costs, review of construction and mechanical plans, and a walk-through of all aspects of the property that are being evaluated to establish HVAC system design functionality and performance. We provide actionable recommendations of energy conservation measures, including predicted savings, estimated implementation costs, simple payback, and available incentives and rebates, and help develop building description summaries of system components, envelope construction, and operation schedules.

ULI Greenprint

Join an alliance of real estate companies committed to reducing greenhouse gas emissions across their portfolios by 50% by 2030

ULI Greenprint is a global alliance of real estate owners, investors, and strategic partners has committed to reducing greenhouse gas emissions by 50 percent on their 8,900+ properties by 2030. ULI Greenprint benchmarks and tracks reductions in energy consumption, carbon emissions, water use, and waste generation of its real estate members that own more than $750 billion in assets under management (AUM). Membership fees are annual and based on the AUM of the organization.

Goby became a ULI Greenprint data partner in 2020 to improve the data reporting experience of Greenprint real estate members. This partnership will help Greenprint real estate members drive portfolio sustainability and meaningful asset value by tracking year over year performance improvements, ultimately reducing the overall environmental impact of the built environment.

BOMA 360

Improve & showcase the operational & management performance of your buildings

The BOMA 360 Performance Program awards BOMA 360 designation to commercial or industrial buildings that perform highly in all areas of operations and management. BOMA 360 measures a building’s performance across six criteria of Building Operations and Management, Energy, Life Safety and Risk Management, Training and Education, Environmental/Sustainability, and Tenant/Occupant Relations and Community Involvement.

To receive BOMA 360 designation, your building needs to exceed a minimum point value for each category: 12 out of 16 for Building Operations and Management, 12 out of 21 for Energy, 16 out of 24 for Life Safety/Security/Risk Management, 10 out of 21 for Training/Education, 12 out of 26 for Environmental/Sustainability, and 6 out of 12 for Tenant Relations/Community Involvement.

You will need to renew BOMA 360 designation for each building every three years. BOMA requires designees to annually verify and benchmark performance through the ENERGY STAR Portfolio Manager.


Earn green building certifications in Canada using the nation’s leading building environmental standards

The national BOMA BEST Building Environmental Standards has certified more than 7,000 green buildings in Canada since 2005. BOMA BEST certification applicants need to complete an extensive questionnaire. The most recent questionnaire from BOMA BEST Sustainable Buildings 3.0 asks between 140-180 questions depending on building asset class evaluated. The questions measure or track building design, operational, and policy actions implemented in 10 different categories of Energy, Water, Air, Comfort, Health and Wellness, Purchasing, Custodial, Waste, Site, and Stakeholder Engagement. The questions for each questionnaire category or subsection progressively increase in difficulty from practices recommended for all buildings towards actions that go above and beyond expectations.

BOMA BEST certifications remain valid for three years. A building project can achieve one of five BOMA BEST ratings based how many actions taken or performance benchmarks exceeded on the questionnaire:

  1. Certified: 0% - 19% completed
  2. Bronze: 20% - 49% completed
  3. Silver: 50% - 79% completed
  4. Gold: 80% - 89% completed
  5. Platinum: 90% - 100% completed

ENERGY STAR Partner of the Year

Showcase your organization's dedication to energy efficiency

ENERGY STAR Partner of the Year awards showcase leadership, innovation, and commitment to energy efficiency in building portfolios. To receive Partner of the Year recognition, your company must first achieve ENERGY STAR certification for a building or buildings. ENERGY STAR certification requires better energy performance than 75% of similar buildings nationwide. The Partner of the Year Award has multiple subcategories of Energy Efficiency Program Delivery, Energy Management, Home Energy Rater/Provider, Multifamily High-Rise Developer, New Home Builder, Product Brand Owner, Retailer, and Service and Product Provider. Partner of the Year award recipients retain good standing with ENERGY STAR and go above and beyond in environmental protection. Organizations can receive an ENERGY STAR Sustained Excellence Award by receiving a Partner of the Year Award for at least two consecutive years.
