ENERGY STAR

Become an industry leader in building energy savings

ENERGY STAR for commercial buildings is a partnership between the EPA and Department of Energy that helps businesses save by adopting practices that lead to superior energy efficiency. ENERGY STAR’s online measuring and tracking tool, Portfolio Manager, lets building owners benchmark and manage the energy, water, and waste consumption of any property. The online tool can be used to establish the baseline performance of a single building or an entire portfolio of buildings.

Portfolio Manager’s benchmarking and scoring delivers the information and tools that organizations need to put energy-efficient solutions and best practices into place, while an ENERGY STAR certification demonstrates an organization’s leadership and commitment to reducing energy and greenhouse gas emissions. Both new and existing buildings can be tracked and evaluated by Portfolio Manager and are able to apply for ENERGY STAR certifications once their efficiency level is high enough to achieve the required score of 75.

Fitwel

Prioritize and optimize health & wellness in the design and operations of your buildings

Fitwel certification evaluates both new and existing buildings for design and operations strategies that improve occupant wellness and health. The Fitwel rating system and scorecard identifies more than 70 evidence-based, practical strategies to achieve optimal mental, physical, and social health outcomes for your occupants and community. These strategies fall into seven Health Impact Categories:

  1. Impacts Surrounding Community Health
  2. Reduces Morbidity and Absenteeism
  3. Supports Social Equity for Vulnerable Populations
  4. Instills Feelings of Well-Being
  5. Enhances Access to Healthy Foods
  6. Promotes Occupant Safety
  7. Increases Physical Activity

The Fitwel certification review process takes 16 weeks, including an initial review with comments from Fitwel, and a final review. With a total of 144 possible points, projects can achieve a 1 Star (90+ points), 2 Star (105+ points), or 3 Star Rating (125+ points). Your company can shorten the review process to 12 weeks by either appointing a Fitwel Ambassador to lead the project or becoming a Fitwel Champion by committing to at least ten projects within a 24-month period. Fitwel certifications remain valid for three years.

WELL Building Standards

Prove that you maintain comfortable, productive, and human-centric work and living spaces

The International WELL Building Institute has several, scalable product offerings that provide frameworks for buildings and organizations to deliver thoughtful spaces that impact human health and well-being while providing a transparent way to deliver on the social metrics tracked in ESG. The WELL Building Standard v2, WELL Health & Safety Rating, and WELL Performance Rating all incorporate insights from thousands of WELL users, practitioners, medical professionals, public health experts and building scientists. All WELL certifications and ratings are third-party validated, ensuring a rigorous and transparent process.

WELL v2 includes 108 building features spanning 10 human health and well-being concepts of Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind, and Community. WELL v2 projects can score a maximum of 110 points and achieve one of four levels of certification of Bronze (40+ points), Silver (50+ points), Gold (60+ points), or Platinum (80+ points). The certification process emphasizes building performance and requires each project to conduct on-site performance testing of various features such as air and water quality, acoustic performance, and lighting levels. WELL v2 Certification lasts for three years, but requires projects to annually report occupancy surveys, proof of maintenance, and on-going monitoring of environmental parameters to maintain certification.

The WELL Health & Safety Rating was created to help facility operations and management with re-entry into the built environment post COVID-19 by empowering building owners and operators to prioritize the health and safety of all building occupants. The rating is a subset of 20 WELL v2 features covering five main topics: Cleaning and Sanitization Procedures, Emergency Preparedness Programs, Health Service Resources, Air and Water Quality Management, and Stakeholder Engagement and Communication. A minimum of 15 features must be met to achieve the rating. The Health & Safety Rating is valid for one year.

The WELL Performance Rating verifies a building’s performance through onsite testing, sensor technology, and occupant experience surveys. This rating is a subset of 30 WELL v2 features, including Indoor Air Quality, Water Quality Management, Lighting Measurement, Thermal Conditions, Acoustic Performance, Environmental Monitoring, and Occupant Experience. 21 is the minimum feature requirement to achieve the annually renewed rating.

LEED

Certify almost any building with the world’s largest green buildings certification program

The Leadership in Energy and Environmental Design (LEED) leads the world in green building certifications. With the traditional LEED v4 for Existing Buildings: Operations and Maintenance rating system, projects achieve Credits to earn points in several credit categories: Location and Transportation, Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, Innovation, and Regional Priority.

The new LEED 4.1 rating system is the next generation of LEED and streamlines the certification process by focusing on actual performance data. Performance is tracked in several categories: Energy, Water, Waste, Transportation, and Human Experience. The data is scored on the LEED Arc platform, and points are awarded based on performance. LEED has four certification levels:

  1. Certified (40+ points)
  2. Silver (50+ points)
  3. Gold (60+ points)
  4. Platinum (80+ points)

Certification under the LEED for Existing Buildings: Operations and Maintenance rating system requires recertification at least every five years, and the performance-based LEED v4.1 for Existing Buildings requires recertification at least every three years along with annual uploads of performance data to maintain the certification.

IREM Certified Sustainable Property

An understandable, affordable, and actionable certification that is applicable to a wide variety of property types

Developed by the Institute of Real Estate Management (IREM), the Certified Sustainable Property certification program recognizes a building’s sustainability initiatives. In addition to appealing to tenants and residents, this certification helps to improve net operating income and enhances ESG reporting.

Projects work with a checklist and forms specific to each property type. Easy to use templates, inspection checklists, and questionnaires are available. Buildings that have already been LEED certified have a fast track available to streamline the IREM certification process. Buildings must recertify every three years and show at least a 5% improvement in energy, water, and waste since the previous certification.

Green Globes

Certify and benchmark using both prescriptive measures and performance metrics

The Green Building Initiative’s (GBI) Green Globes for Existing Buildings program is a science-based, comprehensive program that utilizes a cost-effective approach to evaluate both the environmental sustainability and the health and wellness of a building. To be certified, projects must meet at least 35% of applicable 1,000 points and complete a third-party assessment by a Green Globes Assessor. Points are allocated across several categories: ESG Management, Site, Energy, Water, Materials, and Indoor Environmental Quality. Though not required, GBI recommends Green Globes recertification every five years. Green Globes has four certification levels:

  1. One Green Globe (35-54% of points)
  2. Two Green Globes (55-69% of points)
  3. Three Green Globes (70-84% of points)
  4. Four Green Globes (85-100% of points)

ULI Greenprint

Join an alliance of real estate companies committed to reducing greenhouse gas emissions across their portfolios by 50% by 2030

ULI Greenprint is a global alliance of real estate owners, investors, and strategic partners committed to reducing greenhouse gas emissions by 50 percent on their 8,900+ properties by 2030. ULI Greenprint benchmarks and tracks reductions in energy consumption, carbon emissions, water use, and waste generation of its real estate members that own more than $750 billion in assets under management (AUM). Membership fees are annual and based on the AUM of the organization.

Goby became a ULI Greenprint data partner in 2020 to improve the data reporting experience of Greenprint real estate members. This partnership will help Greenprint real estate members drive portfolio sustainability and meaningful asset value by tracking year over year performance improvements, ultimately reducing the overall environmental impact of the built environment.

ENERGY STAR Partner of the Year

Showcase your organization's dedication to energy efficiency

ENERGY STAR Partner of the Year awards showcase leadership, innovation, and commitment to energy efficiency in building portfolios. To receive Partner of the Year recognition, your company must first achieve ENERGY STAR certification for a building or buildings. ENERGY STAR certification requires better energy performance than 75% of similar buildings nationwide. The Partner of the Year Award has multiple subcategories of Energy Efficiency Program Delivery, Energy Management, Home Energy Rater/Provider, Multifamily High-Rise Developer, New Home Builder, Product Brand Owner, Retailer, and Service and Product Provider. Partner of the Year award recipients retain good standing with ENERGY STAR and go above and beyond in environmental protection. Organizations can receive an ENERGY STAR Sustained Excellence Award by receiving a Partner of the Year Award for at least two consecutive years.
